Increasing Your Home Value with a Spa

A spa offers so much more than a great way to relax in the comfort of your backyard. Aside from the many health benefits a spa offers, it can also increase the value of your home.

While the increase in property value does fluctuate from market to market, realtors agree that homes with spas generate a lot of interest with homebuyers. In fact, homes with a backyard spa often receive more inquiries once put on the market.

Does Location Matter?

In a word? Yes. A home with a spa will spur far more interest among Pennsylvania homebuyers than it would among those perusing the market in Arizona or Florida.

For those living in the southern U.S., a pool creates more excitement than a spa because it is a great way to cool off after a long, hot day. But in the northern states where summers are hot and winters are cold, both pools and spas are appreciated.

The verdict? A spa’s ability to be used 365 days a year, no matter what the weather brings, is an excellent way to add value to your property.

Again, the answer is yes. Lockable spa covers eliminate them as a safety risk for homebuyers with young children, not to mention that it offers parents a great way to relax after the kids are down for the night. They are also popular with young professionals who need to de-stress after a long day at work as well as with older adults due to their many health benefits.

How to Calculate Value

There is no magic formula to arrive at an exact monetary figure, but a local realtor will be able to give you a rough idea of the value a spa will bring to your home.

Not only will a realtor know market trends, but he or she will also be able to tell you the number of homes on the market in the area that has spas.

If your home is one of only a few to have a spa, your property will likely be valued higher than those that do not. On the other hand, if your home were to be one of the few not to have a spa, it would be valued lower than those that did.

How to Increase Value

Ensuring your spa boosts rather than detracts from your home value is as simple as taking good care of your investment.

Keep your spa clean and perform regular maintenance to keep it running well. If your spa is an older model in need of a bit of a facelift, it can be refurbished by replacing old boards or stonework and re-staining wood elements surrounding the tub. New spa accessories can also make a world of difference. Replacing worn out stairs and investing in a new cover will make your spa more pleasing to the eye.

Creative landscaping is also a plus. If you simply plunk your spa down in the middle of your back yard, it will likely detract from your property value. If it is integrated into a beautiful deck or patio area with lush greens plants and flowers, it becomes an oasis of relaxation.
